Hancock Hill is a really interesting section in that it is kidney bean shaped. Grimes Ranch Road and Steiner Ranch surround it with Burks Lane u-shaping and hitting at two different points on Grimes Ranch Road. It also has two smaller cul-de-sacs within it providing for a cozy section conveniently located to John Simpson Park (playground, pool, and tennis and basketball courts), yet still close on the back side to Lakeside Pizza and Grill, School in the Hills Montessori, Dry cleaners and Cups N Cones (coffee shop as well as ice cream). There is a very small family cemetery within this section as well that resides on Burks. It is an historical area where the Burks family was placed in the early 1900's.
The homes within this section were built mostly between 1996-1998 by Newmark and Morrison homes with a house being built in 2001. Homes in Hancock Hills vary in square footage from 1,750 to 3,200, with many of them being one story. Streets in the neighborhood include Grimes Ranch Road, Burks Cove, Grimes Ranch Court, and Burks Lane.
Homes in this section sold between the lower 200's to upper 200's last year.
